What Do These Numbers Mean? (A Quick Look)
This week's numbers show that our home market in Livingston County is very active and homes are selling pretty fast. Here's why:
- Lots of People Want to Buy: This week, 62 homes had offers accepted, but only 52 new homes were listed for sale. This means more people are buying homes than new ones are coming up for sale. If a home is priced right and looks good, buyers are interested quickly!
- Good for Sellers: Right now, there are 310 homes for sale. With 36 homes selling each week, it would take about 2 months to sell all the homes currently listed if no new ones came up. When it’s less than 4 months, we call it a "seller's market." This means sellers often have an advantage because there aren't as many homes for buyers to choose from.
- Home Prices: The average price for homes that got offers this week ($477,588) was very close to the price of new homes listed ($475,537). This shows that new homes are being priced well for today's market, and buyers are willing to pay those prices. Homes that actually sold this week had an average price of $453,311. These sales were based on offers made a few weeks ago.
- Homes Selling Fast: New homes listed this week were on the market for about 16 days before getting an offer. Homes that got offers and homes that sold were also on the market for about 24 days this week. This means homes are moving quickly! The average time for *all* homes currently for sale is longer (86 days), because that includes homes that have been listed for a while.
So, Livingston County is a busy place for real estate. It's a good time to sell, and buyers can still find homes, but it's important to be ready and have a good plan.
