Hi everyone! It's Rebecca Quasney from RE/MAX Platinum. The Livingston County home market has been busy this past week! Let's take a look at the important numbers for the week that ended on May 20, 2025. This info can help if you're thinking about buying or selling a home.

What Happened in Livingston County This Week?

Here are the main numbers for our area:

What's HappeningHow ManyAverage PriceAverage Time on Market (DOM)
Homes Coming Soon (Not yet for sale)18$638,1392 days
Total Homes For Sale Now338$572,96881 days
New Homes Listed This Week76$519,7179 days

DOM means "Days on Market," or how long a home was listed before an offer was accepted or it was sold.

What Do These Numbers Mean? (A Quick Look)

This week's numbers show our Livingston County home market is still very busy, but we're seeing some interesting shifts compared to last week. Here's a quick look at what changed:

  • More Homes Coming Up For Sale: Last week, we saw 52 new homes. This week, we had a good jump to 76 new listings! This is great news if you're looking to buy, as there are more fresh options to check out.
  • Offers Are Still Strong: We saw 71 homes get accepted offers this week, up from 62 last week. Even with more new homes, buyers are still actively putting in offers, showing strong interest in our area.
  • More Homes to Choose From: The total number of homes for sale has increased from 310 last week to 338 active listings this week. This means slightly more choices for buyers.
  • Still a Seller's Market, but Easing a Bit: Last week, we had about 2 months of housing supply. This week, it's about 2.7 months. While this is still considered a "seller's market" (below 4 months), it suggests the pace might be getting slightly less frantic than before. Sellers still have an advantage, but buyers might have a bit more room to breathe.
  • Homes Are Still Selling Fast: New homes listed this week went under contract very quickly, averaging just 9 days on the market. Homes that closed this week averaged 29 days from listing to closing, which is still a speedy process!
  • Prices Remain Solid: The average price for homes that got offers this week was $492,095, staying strong and showing continued value in our market.

Overall, Livingston County's real estate market remains strong and active. We're seeing a healthy increase in homes for sale, which is good for everyone. Whether you're looking to buy or sell, having a clear strategy is key in today's market.

Tips for People Wanting to Buy a Home

  • Get Your Finances Ready: The first step is always getting pre-approved for a loan. This shows sellers you're a serious buyer and makes your offer stronger when you find the right home.
  • Act Quickly on New Listings: With 76 new homes this week and some selling in just 9 days, it's important to see new listings as soon as they appear. The best homes often don't last long.
  • Consider "Coming Soon" Homes: There are 18 homes listed as "Coming Soon." Keeping an eye on these can give you a head start before they officially hit the market.
  • Focus on Value, Not Just Price: I can help you understand what homes are truly worth in our area, so you can make a competitive offer without overpaying. Knowing the market helps you feel confident in your decisions.
  • Stay Flexible with Your Search: If you're having trouble finding the perfect fit, consider expanding your search criteria slightly or looking at different neighborhoods within Livingston County.

Tips for People Wanting to Sell a Home

  • Price It Right from Day One: With more new listings coming onto the market, setting the correct price from the beginning is even more crucial. An attractive price draws more buyers and competitive offers quickly.
  • Maximize Your Home's Appeal: Make sure your home looks its absolute best. Professional photos, decluttering, and minor repairs can make a huge difference in attracting buyers and getting the best price.
  • Highlight Unique Features: What makes your home special? Is it a great yard, a newly updated kitchen, or a desirable school district? We'll make sure these features stand out in the listing.
  • Be Ready for Offers: Homes are still selling quickly. Be prepared to review offers and make decisions efficiently. I'll help you look at all parts of an offer, not just the price.
  • Plan Your Next Steps: Since the selling process can be swift, having a plan for your next move (whether it's another purchase or temporary housing) will reduce stress once your home sells.
